What is a deed of sale and what are my rights and duties in line with said document?

A deed of sale is a contract between the seller and the buyer of a property whereby the former has the obligation to deliver said property and the latter to pay the price agreed upon by the parties. Absent consent, determinate subject matter or price, the sale is void. (Art. 1458, Civil Code of the Philippines)

Can a former natural-born Filipino own property in the Philippines?

Former natural-born Filipinos may still own land in the Philippines, however it is subject to certain limitations. In case of urban lands, it must not exceed 1,000 square meters for residential purposes or 5,000 square meters for business purposes.  In case of rural lands, it must not exceed 1 hectare for residential purposes or 3 hectares for business purposes.
